Lessons Learned at Vienna House

Use of Building Information Management (BIM) for multi-storey residential buildings is on the rise in Canada. BIM is a toolset that digitizes information to improve processes and collaboration on construction projects. Vienna House is the first project in British Columbia to use BIM not only for design and construction coordination, but also for facility management. The goals are to improve efficiency, reduce costs, and support replicability. As part of Scius’ research on Vienna House, we were able to gain insight into the implementation of BIM and document lessons learned. BIM supports BC Housing’s goals for standardized, efficient, and high-quality affordable housing delivery, with potential for broader adoption across the province and beyond. It improves data management for better visualization, progress monitoring, and decision-making, leading to easier facility maintenance and operations. Standardized protocols and workflows enhance communication, collaboration, and design accuracy. Virtual coordination and robust data sets help identify and resolve issues early, reducing rework and construction risks.

Key Lessons Learned

  • 1. Owner Involvement: Direct, proactive owner engagement is essential to set goals, allocate resources, and define BIM requirements.
  • 2. BIM as Investment: Upfront planning and coordination are necessary for long-term efficiency and predictable outcomes.
  • 3. Clarity of Purpose: Clearly define how BIM models will be used, aligning data requirements and accuracy with project goals.
  • 4. Team Selection: Prioritize BIM maturity and experience in team selection and RFP processes.
  • 5. Adopt Standards: Use international standards (e.g., ISO 19650, CSA-ISO 7817) for consistency and collaboration.
  • 6. Early Contractor Involvement: Engage contractors and trades early to optimize design, prefabrication, and data transfer.
  • 7. Workflow Alignment: Ensure all parties understand workflows, responsibilities, and timelines to minimize misunderstandings.
  • 8. Asset Management: Collect and organize asset data during construction for efficient facility management and maintenance.
  • Recommendations that have evolved from these lessons include:

  • 2. Standardize Naming and Classification: Upfront planning and coordination are necessary for long-term efficiency and predictable outcomes.
  • 3. Single Source of Truth: Use BIM as a central repository for all project data to support collaboration and reduce duplication.
  • 4. Continuous Improvement: Treat BIM implementation as an evolving process, learning from each project to refine workflows and expectations.
